Monaghan County Council is excited to announce the launch of the online application portal for the eagerly awaited Affordable Purchase Scheme at Station View, Kilnacloy, Monaghan. Starting on April 10th at 10am eligible individuals and families will be able to apply through the portal. This is the first scheme of its kind in County Monaghan.
A total of 10 Homes will be available, comprising of 2 No. Two Bedroom End of Terrace Minimum sale price €215,000, 2 No. Three Bedroom Mid Terrace Minimum Sale Price €224,000, and 6 No. Three Bedroom Semi – Detached Minimum Sale Price €244,950.
The purchasers will enter an affordable dwelling purchase agreement with Monaghan County Council. Under this agreement the Council will take a percentage equity share in the dwelling equal to the difference between the market value of the dwelling and the price paid by the purchaser, expressed as a percentage of the market value of the dwelling. The Council may not seek realisation of its affordable dwelling equity for a 40-year period (other than for breach of the agreement). However, the purchaser may choose to redeem or buy out the affordable dwelling equity at any time by means of one or a series of payments to the Council.
The properties are open to people who are first time buyers or qualify under the ‘Fresh Start Principle’. Applications will be assessed in line with Monaghan County Council’s Scheme of Priority. The date and time of valid application will be one of the criteria on which eligible applications will be prioritised under the Council’s Scheme of Priority.
